AN ORDINANCE AMENDING SECTION 603.01 OF THE
ZONING ORDINANCE OF THE CITY OF EDGEWATER,
FLORIDA, TO AMEND THE DIMENSIONAL REQUIRE-
MENTS AS SET FORTH IN DISTRICT REGULATIONS
OF R-4 MULTI -FAMILY ZONING DISTRICT IN THE
FOLLOWING TPECTS: DELETION OF THE 20,000 MINIMUM PROJECT SIZE,CHANGE OF MINIMUM
LOT
WIDTH TO 15 TO FEET, CHANGE FFRONT YARD
FIRST
BACKS
FEET FOR LANDSCAPING AND NOT FOR OFF STREET
PARKING; AND TO PROVIDE DIMENSIONAL REQUIRE-
MENTS FOR THE B-2, B-3, and B-4 ZONING DIS-
TRICT; REPEALING ALL ORDINANCES IN CONFLICT
HEREWITH, PROVIDING FOR PUBLICATION OF THIS
ORDINANCE PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, The Zoning and Planning Board of the City of Edgewater,
Florida, has reviewed the regulations of the R-4 Multi -Family District
and has recommended the amendment to the dimensional requirements as
provided therein, and
WHEREAS, individual property owners within the R-4 Multi -Family
District have requested these changes in the district regulations, and
WHEREAS, The Board has determined that it is necessary to provide
for dimensional regulation within the B-2, B-3, and B-4 Zoning District,
and
WHEREAS, adequate public hearings will be public notice have been
held prior to the adoption of this Ordinance.
NOW THEREFORE BE IT ENACTED BY THE PEOPLE OF THE CITY OF EDGEWATER,
FLORIDA:
SECTION 1. That Appendix A being The Zoning Ordinance of the City
of Edgewater, Florida, in Section 603.01 (d) is hereby amended to read:
Dimensional Requirements: The following requirements shall be
used to regulate multi -family dwellings in the R-4 Multi -Family
Residential District:
(1) Yard requirements:
Front and rear yard: Multi -family dwellings shall be
located no closer than forty (40) feet to any front
project boundary line. The first five (5) feet adjacent
to the boundary line shall be for landscaping or ingress
and egress and shall not be for off street parking.
Rear yard: Multi -family dwellings shall be set back
from the rear lot line at least twenty-five (25) feet.
Side yard: Multi -family dwellings shall be located from
project boundaries as follows:
Interior side yards: Ten (10) foot minimum or ten (10)

per cent of the lot frontage whichever is greater and
in no event shall the side yard exceed forty-five (45)
feet. Side lot on corner street shall be no closer
than five (5) feet from main project boundary or street
right-of-way, and in addition all lots shall have a
five (5) foot planted buffer or green area.
(2) Lot requirements (Lot requirements per dwelling units apply
only to townhouse developments):
Minimum lot size: per dwelling Unit-1800 sq. ft.
Minimum lot width: 15 feet
Minimum lot depth: None
(3) Maximum building height: Each building shall not exceed
two (2) stories or twenty-six (26) feet in height.

(4) Minimum floor area: Seven hundred fifty (750) sq.ft. per
dwelling unit.
SECTION 2. Except as otherwise provided therein, the following
minimal dimensional requirements shall apply within the B-2, B-3, and
B-4 Zoning Districts.
Front yard setback - 40 feet; provided however, that
the first ten (10) feet abutting the front boundary
shall not be used for off-street parking, and shall
be used for landscaping or entrance ingress or egress.
Year Yard setback: 20 feet
Interior side yard setback: 10 feet
Side yard setback on corner lot: 25 feet.
SECTION 3. That all Ordinances or parts of Ordinances and all
resolutions or parts of resolutions of the City of Edgewater, Florida,
that are in conflict herewith be and the same are hereby repealed.
SECTION 4. That the City Clerk is hereby directed to advertise
this Ordinance as required by law.
SECTION 5. This Ordinance shall take effect immediately upon its
adoption by the City Council in the manner prescribed by law.
