Planning Department
General
• Revise survey to reflect all of the legal descriptions in the warranty deed.
• Revise Sheet #1 of the Site Plan to show that J.C. Carder does not own the western
portion of this parcel.
• Relocate the ground sign outside of the visibility site triangle, per Sec. 21-38.02(1)
of the City Land Development Code (LDC).
• Revise General Note #11 on Sheet #1 of the Site Plan to reflect that 8402-00-00-
0450 is the only parcel in this site.
• Copies of the FDOT and SJRWMD permits must be provided prior to the issuance
of a Development Order.
• Indicate location of the sidewalk on the Site Plan.
Parking/Access
• The Falcon Ave. driveway should be shifted to the western portion of the parcel to
provide a safer distance for vehicles accessing the site, since additional property
was purchased for this purpose (approval of this lot split was not obtained).
• Provide location of the joint-use access easement on the Site Plan and survey.
Copies of this recorded legal easement will be required per Section 21-52.02(c) of
the LDC.
• Eliminate the southeasterly 2 parking spaces to avoid possible safety conflicts with
incoming vehicles.
• Indicate aisle width dimensions of drive-through lanes on Site Plan.
• Accommodations must be provided for a minimum twelve-foot (12’) driving lane
width for commercial solid waste collection and emergency vehicle egress.
• Per Section 21-52.03(g) of the LDC, the minimum inside turning radius shall be
twenty-five feet (25’) for vehicle stacking lanes.
Landscaping
• “Evergreen Giant” and “Small-leaf Jasmine” may be used in the landscaping area,
but are considered ground cover and do not qualify as shrubs. Therefore an
additional 138 shrubs are required.
• Revise the planting schedule to reflect that all trees must be at least 2.5 inches in
diameter, measured 6 inches above the soil line at planting and that all shrubs shall
be at least 24 inches in height at planting.
• Per Section 21-55.06(b), specimen trees shall be replaced at 1” to 1” caliper d.b.h.
lost.
• Indicate type and location of irrigation system on the landscape plans.
Building Department
• Construction is type IV, unprotected.
• Sealed drawings must be submitted for the building when permitting.
• No comments until construction drawing review.
• Construction drawings shall comply with all applicable codes.
Environmental Services
Water
• A reduced pressure backflow device must be installed on the downstream side of
the meter prior to any branch connections. The device must be from the approved
list as maintained at the Environmental Services Administration Office located at
115 East Park Ave.
Sewer
• For information purposes – the sewer line from this building goes into a privately
maintained sewer line prior to discharging into the City’s sanitary sewer system.
City staff will not correct any blockages or impediment of flow in the privately
maintained area and the developer should establish a contact person for the
privately maintained sewer line in the event a problem does occur there.
Fire Department
• The required fire flow for this project is 750 gallons per minute.
• The ingress/egress roadway on the southeast corner of the property does not meet
the minimum 20-foot width requirement of Section 21-210.04 of the City of
Edgewater Land Development Code.
Legal Department
• No comments
City Engineer
Site Plan
• The radii of curbs at the entrance and exits should be 30’ radius (min.)
Stormwater
• Provide the following note on plans: “Water Retention Areas shall remain as shown
unless any and all changes are approved by the City Engineer.”
• The down spouts on the building must be located on the plans in order to evaluate
the storm runoff from the building.
• The Retention Area designated on the plans must show volume retained.
Written response to these comments are required with submittal of seven (7) sets of revised
Site Plans.
