Show vicinity map on Plan. Will show. 2. Per Section 21-34.08(a) provide dumpster pad, must be enclosed. Show detail. Will show. 3. Are signs proposed? If yes, show details. Not at this time. 4. All stormwater management standards must be met. Show out fall on plans (must flow to the front of the property). Will show outfall to public conveyance - Check - is piped to drainage ditch okay? PARKING 5. What is proposed use of building? Will a portion be rented/leased? What is intended use of any leased areas? Parking requirements and loading berth determinations are based on usage. Storage DRIVEWAY/ACCESS 6. Per Section 21-52.02(f) adjacent nonresidential driveways shall be separated by a minimum of forty feet (40') as measured driveway edge to driveway edge, unless there is a recorded joint access agreement. Please show distance from adjacent driveways on plan. Property on both sides is vacant. 7. Per Section 21-52.04 sidewalks shall be required for all development projects and for redevelopment projects. (NOTE: as an alternative to providing sidewalks on new projects the applicant may pay into the city’s Pedestrian Circulation fund.) Will contribute – Need letter from property owner. LANDSCAPING Please provide a separate landscape plan. – OK AS IS 8. Show irrigation plan. Will show. 9. Class C Buffer Yard requirements apply to the rear of his property. Per Section 21.54.04(h) indicate buffer yard plan in the landscape plan. (78 of the 170 total shrubs and 4 trees are required in buffer yard) . Per Section 21-54.02(e) Shrubs and hedges shall be non-deciduous species, shall be a minimum of twenty-four inches (24") in height immediately after planting. OK 11. Per Section 21-54.02(f) all new development or expansions must sod all disturbed areas of the lot prior to the issuance of a Certificate of Occupancy is issued. Please note on plan. OK 12. Minimum Tree Protection Standards must be met. Please note on plan. OK BUILDING DEPARTMENT 1. The electrical meters must be grouped together in one location with disconnects and underground feeds to panels same as site plan. OK 2. Gabel ends must have blocking at ceiling and roof decking every 4 feet on center and back 4 feet. OK 3. Hughes is no longer in business. Please indicate new manufacturer of hurricane anchors. OK 4. FBC 2001 Section 1606.14 requires glass protection. Please select type of protection to be used. OK 5. Fire separations shall be provided between each occupancy according to each classification. Fire walls must extend to the underside of the roof decking. OK FIRE DEPARTMENT 1. No fire hydrant is shown on the plans. Section 21-250.04 (c) of the City’s Land Development Code requires “fire hydrants shall be located within 500 feet of the most remote area of the building when measured along the normal routes of Fire-Rescue Department access”. OK – Will change – (see Enviromental Svs. comment # 1) 2. Additional exits may be required. This determination will be made based on requirements of the Florida Fire Prevention Code for various types of occupancies. No indication is given on the plans as to what type of business will be conducted in the building. OK 3. The required fire flow for this project is 750 gallons per minute. The developer shall meet all Federal, State and City statutory requirements and maintain compliance with the City Code of Ordinances along with the Land Development to proceed with their project. OK ENVIRONMENTAL SERVICE DEPARTMENT 1. There is a note on the plans (bottom left hand corner of front page) stating the nearest fire hydrant is 1050’ from this lot. However, my on-site visit indicated there is an existing fire hydrant on the west side of Guava Drive approximately 100’ south of the south property line. (See Fire Department comment #2). OK 2. As indicated on the plans, a reduced pressure backflow protection device is required on the customer side of the meter prior to the first branch connection. The list of approved devices is available from the Utilities Administration Office located at 115 East Park Ave. OK 3. Reclaimed water is available at this site for irrigation, and the plans indicate it will be utilized. (See Planning Department comment #8). OK 4. The City Code of Ordinances, Chapter 19, Article V. Industrial Wastes prohibits the discharge of certain materials and chemical concentrations into the sanitary sewer system. It is up to the business operator to be familiar with these requirements and to ensure the business is operating within these parameters. OK CITY ENGINEEER QHA, INC – DAVID KING Utilities 1. A sewer cleanout at the right-of-way line is required. OK 2. If sewer lateral is not existing, it is recommended to construct lateral on either side of the driveway. Shows on survey, will adjust if necessary. 3. Backflow preventer detail should be replaced or revised per City standard detail. Will show. 4. City standard sewer cleanout detail should be included on plan. Will show. Stormwater Management Requirements 5. Some erosion protection or alternate piped connection to ditch is recommended for the overflow. OK 6. On-site storm piping to be HDPE or PVC per City Standard Details (Design and Construction Notes). It is recommended to install concrete mitered ends on the driveway culverts. OK Parking/Loading Requirements 9. Handicap space to have 5’ wide striped access area adjacent to it per City Standard Details. OK
