Dir of Environmental Svs. Luis Geil Butch Frye Planning Department All sections referenced are from the City of Edgewater, Land Development Code. General 1. Section 21-50.02, Table V-1 allows for a maximum of thirty percent (30%) building coverage. The plan indicates a maximum coverage of 32%. Jill will check with Darren to determine if there is any tolerance for 2% overage. 2. Indicate location, or lack thereof, of adjacent driveways and intersections. Will indicate on revised plans 3. The chain link fence with slats indicated on the plan does not meet the intent of the conditions of the variance. This fence must be wood stockade, PVC, vinyl or masonry. Will revise 4. It appears the rear doors of the building exit directly into the retention area. Please clarify. There is no exit to the rear of the building Parking 1. In the event ownership of the entire building transfers to individual owners, a joint use driveway agreement is required. Noted Landscaping 1. A total of seven trees are required on the site. Five are shown on the plan. Will revise 2. Indicate curbing around the entire perimeter of the parking area in accordance with Section 21-54.03 (b). OK as is – curbing was eliminated for walkway to side doors 3. Retention area must be sodded. Indicate this on the plan. Will revise 4. Provide details of compliance with Volusia County tree protection standards (15% of existing trees must remain on site). Will reply – only non specimen tree exist on site and none can be saved 5. Indicate compliance with condition of the variance which states “the applicant leave as much natural vegetation as possible in the rear of the property”. Will reply 6. The buffer yard must contain 40 shrubs and one tree. Will revise SP 0603 – Godfrey Warehouse Technical Review Committee Comments March 14, 2006 City Engineer (David King – Quentin L. Hampton, Associates, Inc.) Article III 1. Dumpster/enclosure per Section 21-34.08 should be provided. Jill will check with Darren Article IV – Resource protection 1. A listed species survey per Section 21-45.03 should be provided. Will provide Article V – Site design 1. A City standard sewer cleanout should be shown at the right of way line. Will revise 2. Site plan should designate existing or proposed water/sewer services; including sizes. Applicable details/notes should be included for required work. Will revise 3. The proposed stormwater overflow should include some type of downstream stabilization. Disregard this item. See Envir. Svs. Comment #1 4. Parking space #3 does not have the required 15’ maneuver (backout) area required per Table V-7, Section 21-57.02. Jill will check with Darren Department of Environmental Services 1. The stormwater outfall cannot outfall to the alleyway. This should be re-designed to outfall to Guava Drive. Will revise 2. The backflow prevention device should be a “reduced pressure backflow device” as listed in the approved backflow devices at the Environmental Services Office at 115 East Park Avenue. Will revise Building Department 1. Construction drawings accepted after October 1, 2005 shall comply with the 2004 Florida Building Codes for 120 mph wind speed within the impact debris region. Noted 2. Tenant separations will be two our fire separation from floor to ceiling. Noted 3. Garage door opens into handicap parking space. Revise plan to remove this. Luis /Butch will verify with Dennis Fire-Rescue Department 1. The required fire flow is 750 gallons per minute. Noted 2. Indicate on the plan the location of the closest fire hydrant. Will revise
