01-09-2007 - SP 0617 - Wheeler WarehouseSP 0617 Wheeler Warehouse TRC Meeting Minutes January 9, 2007 IN ATTEDANCE: All sections referenced are from the City of Edgewater Land Development Code. Please submit 6 sets of revised plans based on the following comments. Planning Department 1. Indicate eventual stormwater outfall to a public conveyance. 2. Provide profile indicating building height as measured from the crown of the road. 3. In the event ownership of the entire building transfers to individual owners, a joint use driveway agreement is required. 4. Indicate curbing of the perimeter of the parking lot and driveway in accordance with Section 21-54.03 (b). 5. Indicate location and distance from the following: a. Nearest intersection b. Adjacent driveways on east and west sides of the street 6. Provide note on landscape plan which reads "All plant materials used in conformance with the requirements of this Section shall be Florida Grade #1, as established, and periodically revised by the Florida Department of Agriculture and Community Affairs." in accordance with Section 21-54.02 (c). 7. Indicate shrub and tree sizes on the landscape plan in accordance with Sections 21-54.02 (e) and 21-55.03 (b). Building Department 1. Comments will be provided at time of building plan review. Environmental Services Department 1. Without listing every detail, the plan does not show a water meter, a backflow prevention device, no line sizing is indicated, no nearest fire hydrant location, no sewer lateral, no sewer cleanout detail and no City of Edgewater Standard Construction Details shown or referenced on the plans. 2. It is unclear how the water is getting to the retention area from the parking lot. 3. Wheelstops are not allowed unless specific stormwater constraints warrant their use. As there is no curbing around the parking lot shown nor wheelstops. Clarification is needed. Legal Department 1. Provide attachments/exhibits to the Title Policy. Engineer (Quentin L. Hampton Associates) 1. Dumpster enclosure per Section 21-34.08 should be provided and City's Standard Detail included on plans. 2. A topographic survey should be submitted depicting one -foot contour lines extending at least to the following contour line out of the parcel. All utilities should be shown. 3. Stormwater design/calculation should be provided, grading plan depicting proposed modified contour lines, surface water flow, outfall to City's conveyance system and any proposed structure as well as City's standard construction details. 4. Site plan should designate proposed water/sewer services and connection to the City's mains (tapping sleeves, fittings and valves with sizes). Applicable notes and City standard details should be included/referenced for required work. 5. Water service meter and backflow preventer valve should be provided at the right of way line. 6. As per City's construction Standards, sanitary sewer for non-residential buildings should be 6" in diameter. Connection to City's main should be by "wye" fitting oriented as per main's flow direction. Standard construction details should be shown on plans. 7. A City standard sewer cleanout should be provided at the right of way line. 8. Sidewalks are required per Section 21-52.04. 9. The roof drainage should be routed to the stormwater treatment system. 10. The two western most parking spaces do not have the required maneuver area per Section 21-57.02. 11. A culvert under the proposed driveway should be provided. Fire Department 1. Indicate location of nearest fire hydrant and size of water main supplying it. 2. Fire flow is 1500 gallons per minute. These comments are intended to comply with City of Edgewater Land Development regulations, FDOT standard specifications and sound engineering practices, and are not meant to be inclusive of all errors or omissions. The engineer of record is solely responsible for technical accuracy, engineering judgment, and quality of work.
