In Attendance:
Planning Department
General
1. Provide elevation of building height measured from the crown of the road.
2. Remove all references to "seeded". All disturbed areas must be sodded.
3. Indicate height, measured from crown of road, of any silos.
4. Address mitigation of impact to any wetlands on the site.
5. Provide environmental impact study, including wetlands and 100% gopher tortoise study.
6. Provide table indicating totals for impervious and pervious surfaces.
7. Indicate flood zones on site plan or survey.
8. Provide detail of dumpster enclosure, including gate.
9. In accordance with Section 21-52.02 (a), all new development shall have access to an
improved public or private road.
10. Indicate eventual stormwater outfall to public conveyance.
11. Provide copies of the following permits, if applicable:
a. SJRWMD
b. FFWC
c. FDEP
Parkin
1. Entire perimeter of paved area must be curbed.
2. A total of ten parking spaces are required. Eight are indicated on the plan.
3. Parking spaces must be a minimum of ten feet (10') in width. Plan indicates width of nine
feet (9').
4. No handicap parking spaces are shown on the plan.
5. Concrete paving is shown in legend on Sheet C-2. Indicate where concrete paving will be
installed on site.
Landscaping
1. A total of 98 trees and 423 shrubs are required.
2. Bottom of retention pond must be sodded.
3. Revise landscape plan to indicate area of tree protection.
4. Historic trees (42" Oak) shall only be removed by special permit granted by City Council
under Section 21-55.03 (b).
Building Department
1. Comments will be provided at time of construction plan review.
Environmental Services
1. Base Leg Drive, and its associated infrastructure, does not exist as an improved access
way to this project. The bids for the road were rejected, and there has been no re -
advertisement, therefore there is no project schedule to construct the road. Comments
will be deferred until some clarification is provided concerning the status of Base Leg
Drive improvement project.
Legal Department
1. The Title Commitment appears to be marked up with areas stricken and additional
comments added. This is not acceptable to the City. If the Commitment has been modified
and areas deleted pursuant to someone's notes, a new/revised Commitment should be
provided.
2. The document also reflects that title is vested in the name of Florida Rock Industries, Inc.
pursuant to a note, however, there is no deed attached.
3. No attachments/exhibits to the Title Commitment are attached (everything referenced on
the Policy should be attached).
Engineer
1. Vicinity plan should show zoning classification, owner's name and existing land use of
adjoining properties per Section 21-163.03.
2. Wetlands within Track M-1 shown on topographic survey provided differ from those on
previous "Massey parcel, Roadway Drainage and Utility Development Overall Site
Drainage Plan" dated June 2006 for the same area. Applicant should address.
3. Proposed electric service and meter location should be shown on plans as well as other
private utilities (phone, gas, cable, etc.)
4. Parking spaces provided seem insufficient for employees and visitors.
5. Provide more spot elevation marks at office doorway, ramps, change of level and along
accessible route from handicap parking in order to confirm ADA compliance requirements.
6. A copy of the SJRWMD permit modification should be provided to the City.
7. A NPDES construction permit is required.
8. The estimated water usage estimate should be revised to reflect water use for concrete
production including mix water, aggregate wetting, etc.
9. Provide a copy of the FDEP permit.
10. The vicinity map on cover sheet should be correlated.
11. Applicable City standard details (water service, sewer cleanout, etc.) should be included
on the plans.
Fire Department
1. Indicate location of nearest fire hydrant, including size of line supplying it.
1. The required fire flow for this project is 1500 gallons per minute.

MOT standard specifications and sound engineering practices, and are not meant to be inclusive
of all errors or omissions. The engineer of record is solely responsible for technical accuracy,
engineering judgment, and quality of work.

responsibility of the applicant to assure compliance with all applicable codes and standards prior
to the project being issued a certificate of occupancy.
