Technical Review Committee Comments
First submittal

The following are a compilation of comments received by the following departments:
Planning Department
Permits Required
1. NPDES
General
1. Provide elevation to verify building height requirement.
Landscaping
1. Per Staff determination a minimum of 327 shrubs are required. Only 266 shrubs
meet the 24" height requirement. However, if the proposed Alternate #4
Landscaping is going to be included in the planting schedule, the shrub
requirement would be met.
2. Better define the Tree Protection Areas and show dimensions.
3. Per Staff determination a minimum of 37 trees are required. The proposed
Alternate #4 Landscaping will need to be included in the planting schedule to
meet this requirement.
Parking
1. When measured per Section 21-56.02 (d); Table V-7A, the angled parking spaces
measure 12' not 9'. Please revise.
2. Per Section 21-54.03 (a) "a minimum ten foot (10') wide landscaped area shall be
provided between vehicular use areas and any adjacent public roadway". The
landscape area between the north parking area and Rhode Island St. is only 5'
wide. Please revise.
3. Per Section 21-54.03 (c) "parking areas shall be designed so that in areas other
than industrial zoned property no more than ten (10) spaces in a row occur and
shall have a minimum ten foot (10') landscaped island in between". The south
parking area has 11 spaces in a row. Please revise.
4. Provide vehicular encroachment impediment for most northern handicapped
parking space.
Building Department
1. Construction drawings must comply with the FBC 2007 with the 2009 revisions
for 120 MPH in a wind born debris zone.
Department of Environmental Services
l . Attached is a drawing to add an extension to the new water main on the north side
and to extend it east on Rhode Island to the two-inch dead connection. In
addition, add a new eight -inch water line down Hardin Place to Riverside Drive. It
is the intent to have this permitted so that the work can be done in conjunction
with the building of the fire station as money has been placed in the Water
Department's budget for water line improvements.
2. The proposed water line on US #1 shows " 6" or 8" WM (TBD)". This line needs
to be eight inches.
3. On the south side of the building there is a yard drain that appears to be connected
to the sewer system and the water line stops right in this area also. Please detail
out or clarify this entire area and the utilities.
4. There is an irrigation meter shown on the landscape plans but not on sheet C-1. In
addition, it was discussed with the engineer about extending reclaimed water to
this location and irrigating with reclaimed.
5. The water line near the FDC location appears to tee off and connect to the
building. Please explain or detail this area.
6. An NPDES construction permit will be required for this project. The development
order should reflect that requirement.
Fire Department
1. Could not locate construction details for proposed fire hydrant.
2. Could not locate construction details for proposed FDC.
Legal Department
1. Ownership and Encumbrance Report is on order, but NOT ATTACHED.
2. Pursuant to the Application, this location is ONLY for 1 address — please confirm.
City engineer (David A. King, P.E. — Quentin L. Hampton Associates, Inc.)
1. A FDOT Utility Permit is required for the proposed water main work within the
US 1 R/W.
2. A FDOT Stormwater Permit or exemption is required.
3. A NPDES Permit is required.
