Per the Land Development Code 21-34.05, a dumpster with an enclosure shall be required. Notate on revised plan `future dumpsterpad location" 2. Show positive stormwater out -fall to a public conveyance. OK 3. Fire hydrant (1500gpm) shall be located within 500 feet of the most remote area of the building. Indicate location of hydrant including the size of water line supplying it. OK— staff has determined hydrant is within 500 feet. 4. Provide signage details. Only refacing is proposed — No new sign to he installed 5. Indicate closest fire hydrant and indicate distance to most remote area of the building. OK Landscaping 6. Plans should state per Section 21-54.02 (c) "All plant materials used in by conformance with the requirements of this Section shall be Florida grade #1, as established, and periodically revised by the Florida Department of Agriculture and Consumer Affairs. OK 7. Demonstrate compliance with the Volusia County 15% tree protection requirement. (Section 31-55.08) OK 8. Per Section 21-54.03 parking lot must have a minimum 10-foot wide landscape area abutting stalls, unless abutting sidewalks (southerly parking area). OK as is 9. A Class `B' landscaped buffer is required on the southern and a Class `C' buffer is required on the eastern property lines. Indicate as such on landscape plan. A variance would he required to lessen this requirement Driveway/Parkin 13. A 15 ft maneuver radius and depth is required. (Section 21-57, Table V-7) Revise for parking spaces #1 and #8. A variance would he required to lessen this requirement Building Department No comment regarding site plan. Fire Department A "lightweight truss symbol' MAY be required on the structures located at this site. (see attached information regarding Rule 69A-60.008) OK Legal Department 1. The Title Insurance Commitment reflects only the day of the policy. — does not reflect the term of the search period (needs to be 25 years) and no exhibits are attached. Have Title Company confirm that the search was at least a 25 year period and provide exhibits. OK 2. If there is a mortgage, consent from the mortgage holder is required. No mortgage Environmental Services No comments at this time Engineer - David King, P.E. — Quentin L. Hampton Associates, Inc. 1. Since this is an existing building, we assume that water and sewer services are in compliance with City Standards. Defer to City Staff. OK 2. It appears from the landscape plan, that further areas of the property (east of the parking lot) are to be developed for landscape/nursery display. The site plan should represent this and the stormwater management, grading and screening, should address this additional area. Will revise 3. Additional structures and stabilized paths/sidewalks, which may represent additional impervious area, appear to be proposed. Stormwater calculations should be revised accordingly. Will revise 4. If exterior illumination is proposed, plan should be provided.
