"These would all be released with the exception of Utility Liens. That being said ifall the code violations are
not corrected(I know they are working on some of them) new code liens may be placed against the property. "
As to the 2523 Sabal Palm Drive address—after research the only lien that should be released would be the
Property Maintenance &Nuisance &Abatement Lien in the amount of$209.52. The others were Utility Liens
and are not to be released

Dear Pat: Our company buys homes out of foreclosure and remodels them. We have bought many in the City of
Edgewater and often they come with some code enforcement liens and utility liens. YOU MIGHT RECALL OUR LAST
ONES WERE AT 2330 KUMQUAT AND ONE ON VICTORY PALM. In the past we were able to get a reduction in the lien
amount provided we promptly solved the code enforcement violation(s). We recently purchased 2523 Sabal Palm out of
foreclosure yesterday,6-4-2019. We received the attached Code Enforcement lien research today. Can you please look
over this bill and tell me what the City would be willing to accept in settlement in exchange for us fixing all of the code
violations in the next 21 days and promptly paying the utilities? Since we did not own it during the time the utilities
were not paid could we at least get the"20 day Penalty"each month removed and could the City remove the"30 day
delinquent'charges as well? We feel as N it is a bit unfair for us to have to pay for those since we did not own it during
those years and because the home was empty with no one using any utilities at all. What do you think?
We just got the home out of foreclosure and it looks as if the code violations have all been resolved. If you could get me
a list of what needs to be done(if anything)that would be awesome and that way I can give it to the general contractor
to make sure we do not miss anything if there are any outstanding code violations.
Someone in my office mentioned that we no longer have to pay for any City code violations if we buy out of
foreclosure. He said those city liens are wiped out by the foreclosure. Is that the City's position as vdelPUe"d885zu�'®id<
buy this out of foreclosure? As I recall the City Clerk, Robin L. Matusick said in her email of 4-15-2019'feghtdifril
Kumquat that we would not have to pay for any rode violations that occurred before the foreclosure provided we fixed
them promptly after we took possession. This time the Volusia County case number 201711187 CIDL if you need to
look it up. If we could get that code violation charges removed as well,we would be very thankful.
