AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF EDGEWATER,
FLORIDA, CHANGING THE ZONING CLASSIFICATION OF A PORTION
OF PROPERTY LOCATED ON MARION STREET, MORE PARTICULARLY
DESCRIBED IN EXHIBIT A ATTACHED HERETO AND BY REFERENCE
MADE A PART HEREOF, LYING WITHIN THE CITY LIMITS OF THE
CITY OF EDGEWATER, FLORIDA, FROM ITS PRESENT ZONING OF
B-3 TO 1-2; PROVIDING THAT THE OFFICIAL ZONING MAP OF THE
CITY OF EDGEWATER, FLORIDA, SHALL BE AMENDED TO REFLECT
THIS CHANGE IN ZONING; DIRECTING THE CITY CLERK TO ADVERTISE
THIS ORDINANCE AS PROVIDED BY LAW; CONTAINING REPEALER
PROVISION; A SEVERABILITY CLAUSE AND PROVIDING AN EFFECTIVE DATE
WHEREAS, Corbitt Smith is owner in fee simple of the property described in
Exhibit A attached hereto and by reference made a part hereof, and
WHEREAS, Corbitt Smith as owner of said property described in Exhibit A
attached hereto and by reference made a part hereof has requested a change in the
zoning of said property from B-3 to I-2, and
WHEREAS, the Planning and Zoning Board of the City of Edgewater, Florida,
at a regularly scheduled meeting on October 17, 1984 has considered the rezoning
request and has made a favorable recommendation to the City Council of the City
of Edgewater, Florida, and
WHEREAS, THE City Council of the City of Edgewater, Florida, at a regularly
scheduled meeting of November 5, 1984 considered said rezoning request and recom-
mendations of the Planning and Zoning Board and has directed that pursuant to the
provisions of Section 1100, et seq of the Code of Ordinances of the City of Edgewater,
Florida, the necessary steps be taken in order to accomplish said rezoning request;
NOW, THEREFORE, BE IT ENACTED BY THE PEOPLE OF THECITY OF
EDGEWATER, FLORIDA:
SECTION 1. That the property described in Exhibit A attached hereto and by
reference made a part hereof is hereby rezoned from its present classification of B-3
to I-2.
SECTION 2. That no amendment shall be adopted until after Public Hearing and
Notice in accordance with Section 1103.00 of the Code of Ordinances of the City of
Edgewater, Florida.
SECTION 3. That the appropriate City Officials are hereby directed in accordance
with Section 2 above to change the Official Zoning Map to conform with said rezoning.
SECTION 4. That the City Clerk of the City of Edgewater, Florida, is hereby
directed to comply with the necessary Hearing and Publication requirements for
adoption of this ordinance.

SECTION i. All ordinances, or parts of ordinances and all resolutions or parts
of resolutions in conflict herewith , as well as any portion of the Official Zoning Map
of the City of Edgewater, Florida, in conflict herewith, be and the same are hereby
repealed.
SECTION 6. If any section, part of a section, paragraph, clause, phrase or word
of this ordinance is declared invalid, the remaining provisions of this ordinance shall
not be affected.
SECTION 7. This ordinance shall take effect immediately upon its adoption by the
City Council of the City of Edgewater, Florida, and approval as provided by law.
