RESOLUTION NO. 94-6
A RESOLUTION GRANTING A SPECIAL EXCEPTION
FOR CERTAIN PROPERTY IN EDGEWATER, FLORIDA
WHEREAS, the Land Development and Regulatory Agency of
Edgewater, Florida, has made the following determinations:
1. Coronado Paint Company applied for a special exception to
Section 607.01 (e) (3) of the Edgewater Zoning Ordinance to allow the
expansion of an existing warehouse above the twenty-six (26) foot
height limitation in the 1-2, Heavy Industrial District on the
following described property:

2. On December 21, 1994, the Land Development and Regulatory
Agency held a public hearing on the application after publishing
notice of such hearing in The News Journal on December 12, 1994,
and notifying by mail all abutting property owners.
3. After consideration of the testimony presented during the
public hearing, including staff comments, and the standards for
granting special exceptions set out in section 903.00 of the
Edgewater Zoning Ordinance, the Land Development and Regulatory
Agency has made the following findings of fact:
a. The use requested is listed among the special exceptions
in the district for which the application is made in that
Section 607.01 (e) (3) provides that structures above twenty-six
(26) feet may be permitted as a special exception in the 1-2,
Heavy Industrial District.
b. The requested use will not impair the character of the
surrounding or adjoining districts nor be detrimental to the
public health, morals or welfare. The area surrounding the
site contains a mix of uses. To the east, single-family
residences are located. To the south are additional single-
family residences and a day care center. To the west are
industrial uses including a portion of Coronado Paint
Company's operations. To the north are industrial uses and
single-family residences. The single-family residences are
located in the R-3, Single-family Residential District in
which the maximum building height is thirty-five (35) feet.
c. The requested use is in conformity with the land use plan
in that the future land use designation on the subject

property is industrial. Allowing a special exception for a
height that exceeds twenty-six (26) feet will not be
inconsistent with the comprehensive plan.
d. Adequate utilities, access roads, drainage, sanitation,
and/or other necessary facilities have been or will be
provided. The basic infrastructure to support this facility
is in place. Addi tional infrastructure will be provided
pursuant to the site plan.
e. Additional employment will be associated with the
warehouse facility. However, the special exception for height
will not generate any additional traffic impacts over and
beyond those related to the warehouse.
NOW, THEREFORE, BE IT RESOLVED by the Land Development
and Regulatory Agency of Edgewater, Florida, that Coronado
Paint Company shall be granted a special exception to allow
the expansion of an existing warehouse to a height of
approximately 29.9 feet in the I-2, Heavy Industrial District
on the property described above. Pursuant to Section 903.02
of the Edgewater Zoning Ordinance, if this special exception
has not been exercised within one year of the date granted, it
shall without further action become null and void.
