Proposed RIVER TERRACE SUBDIVISION being described as follows: That part
of the North 452.5 feet of the South 628.5 feet of U. S. Lot 5, Section 2,
Township 18 South, Range 34 East lying Easterly of Riverside Drive, a 40 foot
R/W as now laid out, together with land lying Easterly of same, all being
described as follows:
Commence a'.. the intersection of the Easterly R/W line of U. S. Highway No. 1,
a 158 foo- R/W as now laid out, and the South line of U. S. Lot 5, Section 2,
Township 18 South, Range 34 East thence N 260 53' 48" W along the said
Easterly R/W line, a distance of 199.50 feet to a point on the centerline
of said Riverside Drive- thence N 890 31' 10" E along the said centerline
of Riverside Drive, a distance of 554.07 feet for the Point of Beginniq
thence continue N 89° 31' 10" E, a distance of 551.73 feet to the U. S.
Government meander line- thence N 620 30' E, a distance of 241.3 feet to
the Westerly R/W line of the Intracoastal Waterway- thence N 26° 14 20" W
along said Westerly R/W line, a distance of 422.4 feet thence S 620 30 W
a distance of 63.48 feet to the intersection of the Southerly line of Lot 15
Blook 4, RIVEREDGE ACRES, as shown on map in Map Book 9, page 260 of the
Public Records of Volusia County, Florida: thence S 880 59' 18" W along the
said Southerly line of Riveredge Acres, a dls'cdnce of 486.60 feet to the
Easterly R/W line of said Riverside Drive thence S 000 28' 50" W along
the said Easterly R/W line, a distance of 376.7 feet to the PC of a curve
to the right; thence Southwesterly along said curve having a central angle
of 53" 07' 45", a radius of 100 feet, an arc distan a of 92.73 feet to
the Point of Beginning. Containing 6.76 acres more or less.
